The variables that move the total
Square footage and material create the starting point. The largest project-specific changes usually come from elevation, geometry, access, and features that require additional structure or fabrication.
- Raised construction: the estimator applies an 18% elevation factor before selected add-ons.
- Railing and stairs: priced from the open perimeter and the deck width.
- Lighting, pergolas, and shade: scale with the area being served.
- Benches, skirting, and trim: scale with the deck dimensions and perimeter.
- Site conditions: access, demolition, grade, drainage, utilities, permitting, and unusual structural requirements are confirmed on site.
How to compare deck materials
The lowest installed rate is not automatically the best fit, and the highest rate is not automatically required. The decision should follow how you want the deck to look, feel, age, and be maintained.

Western red cedar and Douglas fir

Tropical hardwoods

Thermally modified wood
