If your home belongs to an HOA, bring its current architectural guidelines into the deck conversation early. The useful question is what your particular community requires for your proposed addition. A rule from a neighboring subdivision or an old approval letter may not answer that.

Gather the community's current requirements

Ask the HOA or its architectural review contact for the current application, guidelines and submission instructions. Keep those documents together with any property survey and existing approvals you have.

Look for the information the application requests: the proposed footprint, height, appearance, materials, finish, railings, screens or shade structures. Confirm whether photographs, samples, dimensions or particular drawings are needed. Do not assume every HOA requires the same packet or that every drawing must carry a professional stamp.

Ask how questions and revisions are handled, and who provides the written decision. Use the community's actual review schedule when planning. A builder cannot promise an HOA's approval date.

Treat the city and HOA reviews separately

The City of Austin's homeowner permitting resources direct owners to identify zoning, deed restrictions and HOA requirements before starting the permit process. Confirm the public approval path for the actual address and scope as well as the community's review requirements.

HOA correspondence does not establish that a building permit is unnecessary. Likewise, do not treat a city permit as confirmation that the HOA has accepted the design. Keep each required decision with the project records. For a property outside Austin's jurisdiction, check with the relevant authority.

Make the material description accurate

BigDecks OG 4×12 is the flagship surface-board arrangement in Douglas fir or Western red cedar. The little g uses 2×10 surface boards in those woods. Ipe and thermally modified wood are other real-wood options to discuss for the project. BigDecks does not install composite decking.

Your HOA's material and finish requirements still need to be checked against the proposed choice. Do not assume real wood is automatically approved or that composite is universally prohibited by Austin HOAs.

If you are considering Standard Decks, describe it accurately: pressure-treated pine structure and surface, ring-shank nails and an unfinished base, with finish selected separately. Confirm any intended finish in the scope and submission instead of allowing a rendering or a general color name to stand in for the decision.

Show the whole addition

A deck may come with stairs, railing, a privacy screen or shade. Include the related elements you intend to build so the conversation reflects the complete project. Identify anything that is only a future possibility.
